Introductory phase

Those who turn to Studio Fori own a prestigious property that requires wider visibility than the local or national one and a targeted service on qualified channels.

Our offer starts from an initial and introductory phase which leads to a picture of the characteristics of the property, in order to identify the appropriate market range in which to place it.

To check if the property meets the requirements for presentation abroad, the first step is to send basic information, via email or through the appropriate form on our site, so that we can confirm the possibility of promoting  the sale.


Site inspection

Once the basic information has been received, we can make an appointment on the spot to view the property, without obligation for the owner, so that we can confirm the possibility of managing the sale.


Types of assignment

There are two methods of assignment:

National assignment which is normally used by local agencies and which allows the property to be promoted on the Italian territory. For the National Service, the commission is 3% + VAT.

International assignment aimed at those properties which, due to their type, position and characteristics, can benefit from positioning themselves on a wider market, the foreign one. For the international service, the commission is 5% + VAT.


Method of assignment: exclusive and non-exclusive

Normally, sales customers prefer to assign the assignment exclusively, to have a single contact person.

However, for those who prefer it, it is still possible to choose to assign an assignment in a non-exclusive manner.


Preliminary technical-legal verification

An important aspect is the technical one relating to the documentation that will be collected to carry out a first rough verification, in order to identify any urban or cadastral elements to be regularized.

In this phase, any points to report to the seller’s trusted technician will be highlighted, so that he can organize himself to remedy them.


Professional and graphic photo shoot

The image is essential to convey the atmosphere of the property. Once the assignment is defined, a professional photographer will take care of creating a complete photo shoot of the interiors and exteriors.

Our graphic collaborators will check all the material (retouching the photographs, reconstructing the floor plans etc …) to make the presentation of the property simple and immediate.


The Network: choice of channels

Once all the material is ready, we will take steps to promote it through different and parallel channels.

This allows to multiply the visibility of the property and to propose it to a wider customer base, remaining in any case a single interlocutor for the owner

The customer database

Thanks to an updated buyer database, we are able to offer each new property to all those customers who have already contacted us, highlighting overlapping needs with the acquired property.


For particular properties it is possible to carry out, on request of the owner, the study of targeted marketing campaigns, made to measure. Confidentiality is an essential element. For this reason, from time to time on the basis of the specific property, not only which channels to use and which markets to push the most are assessed, but also those to avoid.


Expression of interest

When a customer expresses interest in deepening the knowledge of a property, our collaborators will try to understand the customer’s needs in order to organize visits only with buyers whose requests are potentially in line with the property.


The contract: the conclusion bound to the receipt of the deposit

After the visit, in the event that the buyer is interested in proceeding, a complete Preliminary Purchase Proposal will be prepared, signed by the buyer, which will be submitted to the owner.

The Proposal is set up in such a way that the contract, after acceptance by the seller, will be concluded only when the owner of the property has received the deposit in his current account, equal to about 20% of the price of sale.


The notarial deed.

Studio Fori will take care of the assistance, without new costs, remaining at the customer’s side until the public deed, taking care of coordinating the parties in preparing all the documents necessary for the notary.
