<p>Let’s look at an example from an advanced city like Amsterdam, with this project of 442 apartments, including 1,000 m² of accommodation facilities, 112 m² of commercial space, a shared rooftop garden, and a shared courtyard. This same ratio should be considered on an urban scale, even in a city like Rome, where the short-term vacation rental market is poorly regulated, especially concerning attention to density per area.</p>



<p>The Bjarke Ingels Group (BIG) and Barcode Architects developed and built a unique building in IJburg, “SLUISHUIS,” a residential district under construction in Amsterdam, Netherlands. The site is located in the IJmeer and was created on artificial islands raised in the lake.<br>Sluishuis is one of the most sustainable buildings recently completed, with an energy performance coefficient (EPC) of 0.00.</p>



<p>From every angle, the volume of Sluishuis is perceived differently. The structure is lifted on one side to allow water to flow into the courtyard and sloped on the other side, according to the architects, to make an inviting gesture toward IJburg.</p>



<p>Project Description</p>



<p>Sluishuis is an iconic residential project in Amsterdam IJburg, designed by BIG and Barcode Architects and built by VORM and BESIX. The building, positioned on the water, offers a modern interpretation of Amsterdam’s typical building block, with a volume lifted on one side to let water enter the courtyard and terraced green slopes on the other side.</p>



<p>The building houses 442 apartments, offering a variety of housing types for different target groups and income levels. There are also duplex penthouses and apartments suspended over the water with spectacular views. The ground floor includes a sailing school, a water sports center, a restaurant, and a pier promenade with floating gardens and spaces for spontaneous gatherings.</p>



<p>Sluishuis aims to stimulate and strengthen the connection between residents and visitors. The staggered balconies create surprising visual lines and encourage interaction. The public rooftop path, the children&#8217;s play area in the courtyard, the pier promenade, and the arrangement of wooden terraces on the roof promote spontaneous meetings.</p>



<p>Built with natural materials like aluminum and wood, Sluishuis combines modern design and sustainability, with an EPC of 0.00 and about 2,200 m² of solar panels. <p>The space was created from what remained of an old stable, over 8 meters high, with large truss roofs and a span of about 12 meters. The inspiration that guided the architects came from a childhood fantasy: the treehouse. The idea was realized on-site, crafting an elevated structure: a metaphor for the small house built by nailing together pieces of iron and wood.</p>



<p>The primary goal was to enhance and make the most of the large main space, designated for the living room, without taking space away from the master bedroom. Central to the design was the study of the connection between this elevated structure and the ground floor. The approach chosen was a gradual journey toward the heart of the house, conceived as an architectural promenade.</p>



<p>The interior, designed by the MDAA studio, features a roof with large trusses and a maximum height of twelve meters. A small open internal garden punctuates the spaces and introduces, on the opposite side, a structure suited to house the dining area, kitchen, and service space.</p>



<p>The large ground floor is dedicated to a living area with contemporary furnishings in predominantly white, harmonizing with the warm and welcoming atmosphere of what was once an old stable.</p>



<p>A large wall-mounted bookshelf contrasts with the arches on the opposite side, while the neutral tones of the flooring soften the integration of typically industrial materials and introduce the design choice for the sleeping area. The latter defines the entire project, envisioned as a sort of treehouse, a cozy refuge but also an easy passageway to the rest of the house.</p>



<p>The sleeping area is placed high up, right under the roof beams, without the pretensions of high-tech architecture but rather with the idea of an uncertain, experimental geometry, almost slightly deformed, evoking those treehouses we tried to build as children. The walls recall the typical iron structures of those somewhat improvised constructions.</p>



<p>Even the staircase leading to the &#8220;treehouse,&#8221; and thus to the sleeping area, fits perfectly within a typically industrial design, simple and almost rough from an aesthetic point of view. Without any decorative elements, the staircase connects the living area to the more secluded sleeping area. Large floor-to-ceiling windows open onto the small internal garden, enhancing its presence inside. This opening softens the compact effect of the suspended volume that contains the sleeping area, allowing natural light to flood the open space, adapting to the warmth and tones of the materials and furnishings.</p>



<p>The Tree House not only boasts the prestige of an important architectural conversion but also the unique feature of being located in the heart of Trastevere, Rome. Until the 1900s, this neighborhood, now the heart of the Eternal City, still housed stables and spaces designed for carriages and horses—voluminous spaces, especially in height, that have been redesigned as a residence.</p>



<p>From a design perspective, the uniqueness of the Tree House lies in the division of space into a large living area on the ground floor and a second volume designed as a sort of &#8216;suspended nest,&#8217; reminiscent of a childhood treehouse, from which it takes its name, and intended for the sleeping area.</p>

<p><strong>The &#8220;well-heads&#8221; </strong>in Venice have become essential decorative elements that characterize and serve as the focal point of the architecture in courtyards, squares, cloisters, castles, and noble palaces. Though they became decorative features, they were actually indispensable for the Venice of the Serenissima, as the city has always faced significant challenges in obtaining drinking water, being situated on a saltwater lagoon. Despite its strategic position in the Adriatic and its long history of trade and prosperity, the city of Venice has always struggled with the supply of drinking water. As the Venetian historian and chronicler Marin Sanudo wrote: &#8220;Venice is in water and has no water.&#8221; This paradox is due to the fact that the city, built on a series of islands, had no natural sources of fresh water, except for a few areas surrounding the Lido.</p>



<p>The supply of drinking water was vital for the survival and growth of the city. The Venetian authorities, therefore, vigorously promoted the initiative of citizens, especially nobles, to build wells in the city. These wells were complex and expensive structures to construct, which is why only the most influential families could afford to build them and then donate them to the city, gaining prestige and respect in return.</p>



<p>In the early 1300s, the Great Council ordered the construction of around 50 wells. In 1386, the Guild of Water Carriers was established, an organization responsible for water management in the city. This was joined by three distinct magistracies: the Provveditori di Comune, in charge of overseeing construction and maintenance work; the Magistrato delle Acque, which supervised the artificial canal of the Brenta River, an alternative source of fresh water in case of drought; and the Magistrato alla Sanità, responsible for the sanitary aspect of water.</p>



<p>The custody of the wells was entrusted to various entities, including parish priests and district leaders, who held the keys and regulated access to the water. Water was distributed only twice a day, in the morning and in the evening, signaled by the sound of the well bells.</p>



<p>Venetian wells were distinguished by the “vera da pozzo,” a stone element that closed the top of the well and regulated access. Over the centuries, the decoration of the &#8220;vere da pozzo&#8221; became increasingly rich and sophisticated, with ornaments reflecting the beauty of Venetian art and often bearing the coats of arms of the families who had financed the construction of the wells.</p>



<p>In the mid-19th century, the Venice Municipal Technical Office recorded as many as 6,046 private wells and 180 public wells in the city. However, with the installation of the public aqueduct, this millennia-old tradition began to disappear, and many wells fell into disuse or were closed.</p>



<p>The unique conditions of the Venice Lagoon profoundly influenced the construction of the wells. Since there were no natural sources of fresh water, rainwater was collected and filtered through layers of sand and impermeable clay. Wells were often built in large squares and courtyards, utilizing the natural rainwater catchment areas.</p>



<p>Over the centuries, the decoration of the &#8220;vere&#8221; became increasingly refined, featuring elements inspired by nature, proud animals, mythological figures, and the coats of arms of the noble families who had financed their construction. The tradition of Venetian wells, with their combination of functionality and artistic beauty, remains an important example of the history and culture of the Serenissima.</p>
